Compromising on all of those details will cause the custom home to feel like a production or low-cost home. Although most everyone does make some concessions, there are areas where our clients typically will not compromise. The reason the residential building industry has gotten into the habit of quoting really low numbers is because there are so many variables which affect the final pricing. BATHROOM FIXTURES & TILES:-

  • Sanitaryware and CP fittings:

"Sanitaryware and CP fittings will be used worth up to Rs.28,000 for Each Toilet and powder room Rs.8000 Each.
Includes EWC, Washbasin, Pillar cock, Wall mixer/Diverter, Health Faucet, Overhead shower with Arm, Concealed stopcock(Optional), CP fittings and Accessories Conduits etc.,"

  • Ceramic Wall and Floor Tiles: 

"Ceramic Wall tiles for bathrooms worth up to Rs.45/sqft and Floor tiles worth up to Rs.45/sqft will be provided.
The height of the Wall tiles will be up to 7 feet above the Floor.

Interior Painting:

  • For internal walls, 2 coats of JK wall putty will be provided.

  • 2-coats of Asian paints Tractor emulsion will be provided

External Painting:

  • For external walls, 1 coat of Birla's white Exterior Primers will be provided.

  • 2-coats of Asian paints Ace Weatherproof paint will be provided.

Wood and Grill Painting:

Exclusions from the Packages

Bescom Power Connection:

  • Temporary electrical & water cost for construction will be borne by the owner

  • Earthing for a home is not included in the package.

  • Transformer, Borewell, Lift – As per actuals.

  • Meter box and cabling works 

  • Temporary Power Renewal per month as per actuals.

  • Light & electrical fittings, landscaping, chimney, burner, and core cutting will be charged extra

Water for construction:    

  • The required amount of Water for the construction of the project should be provided by the Client.

  • Water supply for construction Based on no. of tankers procured as per actuals.

  • Road cutting for electrical and water connections will be an additional charge as per actuals

Borewell:

  • Borewell is not included in the package.

Rock Breaking:

  • Hard rock/soft rock excavation drilling expenses if required. – If Rock is found in the foundation

Interior :

  • "Interior design will be as per agreed upon sizes/materials as mentioned in separate contract exclusively for interiors."

  • Kitchen trolleys, wardrobes, or any furniture item, pop works, etc.

Miscellaneous:

  • Rainwater harvesting will be provided as per BBMP /BDA norms at a nominal cost.

  • Transportation of excavated earth is included near the construction site.

  • Backfilling shall be done using excavated soil only. Backfilling using burrowed earth shall be charged for material and transportation charged as per actuals.

  • Soil testing will be done by us prior to commencement of construction and any new findings that arise from it and additional civil works to be taken on consequently will be additional in work scope & costs – If found SBC is less, Loose soil, etc. 

  • Considering site & road level to be equal, if the ground level needs to be raised above 12” for car parking and 18" above for building, it shall be charged accordingly as per actuals

  • In the case of an external staircase, the headroom is not part of the package. Headroom will be chargeable as per package as per client requirements

  • Additional transport or ancillary expenses that arise due to congestion/location of the site. – If there is congestion. 

  • The tapered roof area will be charged for extra

  • LPG gas lining will be charged additionally as per actuals

  • Any water treatment structures or pits will be extra

  • All safety grills fabrication, painting, and installation apart from above mentioned

Govt Plan Approval Assistance:

  • BricknEarth will provide assistance to agencies to get sanction plans and obtain permissions, licenses & sanction fees & Blue Prints if required.

  • Construction Blueprint with Hard copies.

  • Sanction plans for construction.

  • Temporary & Permanent Electrical connections.

  • Water & Sewage connections.

Warranty:

We provide 10 years warranty on Structural elements in Reinforced Cement Concrete (RCC) from the date of Handover of the Project. 
"For all other Civil works, a Warranty of 1 Year from the date of Handover shall be provided. And Fixture Warranties As Per Brand Makes"

Waterproofing warranty – 10 Years Guarantee Waterproof, & Leakages

Terms:

  • A Civil Engineer/Supervisor team will be provided for your site and visits/inspections and monitoring of the works will happen every alternate day.

  • The place for a temporary shed and toilets for laborers has to be provided by the owner.

  • All support required at the site for a smooth flow of work should be ensured by the owner.

  • Government fees for the liaison bodies are to be paid directly by the client

  • Kitchen trolleys, wardrobes, or any furniture item, pop works, etc.

Miscellaneous:

  • Rainwater harvesting will be provided as per BBMP /BDA norms at a nominal cost.

  • Transportation of excavated earth is included near the construction site.

  • Backfilling shall be done using excavated soil only. Backfilling using burrowed earth shall be charged for material and transportation charged as per actuals.

Exclusions from the Packages

Bescom Power Connection:

  • Temporary electrical & water cost for construction will be borne by the owner

  • Earthing for a home is not included in the package.

  • Transformer, Borewell, Lift – As per actuals.

  • Meter box and cabling works 

  • Temporary Power Renewal per month as per actuals.

  • Light & electrical fittings, landscaping, chimney, burner, and core cutting will be charged extra

Water for construction:    

  • The required amount of Water for the construction of the project should be provided by the Client.

  • Water supply for construction Based on no. of tankers procured as per actuals.

  • Road cutting for electrical and water connections will be an additional charge as per actuals

Borewell:

  • Borewell is not included in the package.

Rock Breaking:

  • Hard rock/soft rock excavation drilling expenses if required. – If Rock is found in the foundation

Interior :

  • Interior design will be as per agreed-upon sizes/materials as mentioned in a separate contract exclusively for interiors.

  • Kitchen trolleys, wardrobes, or any furniture item, pop works, etc.

Miscellaneous:

  • Rainwater harvesting will be provided as per BBMP /BDA norms at a nominal cost.

  • Transportation of excavated earth is included near the construction site.

  • Backfilling shall be done using excavated soil only. Backfilling using burrowed earth shall be charged for material and transportation charged as per actuals.

  • Soil testing will be done by us prior to commencement of construction and any new findings that arise from it and additional civil works to be taken on consequently will be additional in work scope & costs – If found SBC is less, Loose soil, etc. 

  • Considering site & road level to be equal, if the ground level needs to be raised above 12” for car parking and 18" above for building, it shall be charged accordingly as per actuals

  • In the case of an external staircase, the headroom is not part of the package. Headroom will be chargeable as per package as per client requirements

  • Additional transport or ancillary expenses that arise due to congestion/location of the site. – If there is congestion. 

  • The tapered roof area will be charged for extra
